Lean is a management philosophy that aims to achieve maximum value for the customer with minimal waste. Through a more efficiënt production, the quality of the product is increased and costs are reduced, leading to an improvement of the business results.
The design studio
A design process we directly start with all advisors. From the very beginning everyone gets a chance from his own expertise to bring interesting ideas to the table regarding the design. Also during the whole design proces, consultants will simultaneously contribute to the development of the design. The most effective communication environment for this is a design studio on location. Of course the customer / user interferes in this process at crucial moments and it's always possible for him to go to the design studio.
The architect is in charge of the design studio and provides a structured guide of ideas to an overall plan. Some models will arise from a first orientation which must all be considered on their specific qualities and characteristics. A matrix with a strength / weakness analysis is prepared and presented to the client / user. As far as possible, each model features a financial section with an indication of the total cost of ownership. What choices lead to which investments and the operating costs and the residual value of the buildings? Together with the customer / user, the designteam makes a choice for a final model.
In this final draft, the ambitions of the different design topics are defined. For example, what qualities are attributed to the structure (flexibility, prefabrication, recyclable, steel, concrete, etc.) and what qualities are expected from the climate control (passive energy, accumulation, blinds etc.)
This is outlined in preliminary drawings and descriptions, but mainly defined in a three-dimensional model, in which all information from the various disciplines are placed.
All decisions and design choices are ultimately defined in a BIM model. This way, the choices regarding architecture / spatial organization, construction and installation are constantly faced with each other. As a result, contradictions or conflicts directly visible.
Given the spatial complexity of a hospital, the BIM model gives an excellent understanding of the plan and will significantly improve the internal communication and the communnication with the client and user as well. All consultants work simultaneously on one model. The architect act as BIM manager. The BIM model will be taken to all stages and plays a crucial role in the final design in the risk management of the design process.
The design studio is the physical meeting of the various advisory disciplines, in the preliminary design and final design. In the technical design phase, construction phase and subsequent phases, the BIM model is a virtual meeting. The BIM model can also be an integral part of the tender documents. Misunderstanding of the contractors is thereby prevented as much as possible.
By the detailed understanding of the design, a competitive rate with less risk to contractors can be deployed. In the implementation phase, the BIM model can be used as virtual model. The consultation of the project supervisor with contracting parties is thereby more understandable and the failure factors of the implementation can be greatly reduced!
